The Digital Marketing Manager, Apartments is responsible for executing, optimizing, and leading innovative digital media strategies, and driving resident acquisition and retention across multiple channels. Key Responsibilities: Support campaign optimization, budget management, and digital strategy. Assist in the implementation and analysis of all acquisition channels, including paid search, paid social, display, programmatic, connected TV (CTV), local search engine optimization (SEO), and internet listing services (ILS) (e.g., Zillow, Apartments.com). This includes the management of digital marketing budget variances across partners and channels to ensure pacing to achieve annual targets, while researching and identifying new technologies and opportunities for growth. Act as the subject matter expert with the email marketing program, campaign development, audience targeting, deployment through Salesforce Marketing Cloud (SFMC), and troubleshooting automation/deliverability issues. Coordinate the development, auditing, and maintenance of all digital content, ensuring consistency with brand messaging across all platforms and gathering information to maintain data accuracy across all digital channels. Assist in the management and technical optimization of local SEO performance through online business listing management and content audits. This includes managing content creation and optimization for third-party online listing services (ILS) such as Zillow and Apartments.com. Maintain measurement integrity by designing and implementing standardized tracking mechanisms including Urchin Tracking Modules (UTM) and trackable phone numbers, ensuring accurate marketing attribution. Synthesize campaign and customer data from platforms including SFMC, Tableau, Ad Platforms, Amplitude, and Looker to translate insights into actionable strategies. Monitor KPIs, track progress towards financial and engagement goals, and ensure targets are met or exceeded. This includes analysis of customer behavior, competitor actions, and market trends to identify opportunities for campaign optimization and recommend data-backed strategies. Collaborate with external agencies and vendors to ensure execution and cohesive customer experience. Partner with internal teams (including Leasing, Operations, Analytics, and IT) and Marketing leads to establish digital strategies and align on priorities related to engagement and occupancy goals. Additional Skills: Strong knowledge of digital media strategy, channels, and acquisition campaigns across paid search (Google, Microsoft), paid social (Meta, Reddit, Snap), and programmatic display. Proficient in Salesforce Marketing Cloud (SFMC), Salesforce CRM, web analytics, and content management systems (CMS). Experienced in developing and deploying email marketing campaigns using automation tools. Skilled in content creation, optimization, and performance tracking for online listing services (e.g., Zillow, Apartments.com). Working knowledge of Hyper. Text Markup Language (HTML)/ Cascading Style Sheets (CSS) and Salesforce Ampscript is a plus. Preferred Education: Bachelor's Degree (or equivalent experience) Preferred Years of Relevant Work Experience: 2 - 5 years of relevant work experience Compensation: Base Pay Range: $105,000.00 - $133,100.00 Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
