The Project Manager - Reinvestment will provide leadership and coordination of all project phases for capital repairs and value-add investment projects to the apartment portfolio, from initial concept to construction completion. This position will collaborate with key relevant stakeholders on scoping, budgeting, underwriting, capital approval, scheduling, and project delivery. Key Responsibilities: Manage all phases of assigned capital projects to ensure timely completion consistent with the scope and within budget. Ensure the project is executed according to plan in partnership with the construction management and Quality Assurance/ Quality Control teams. Implement key departmental processes at the project level and participate in routine process re?nement. Develop and maintain, directly or in partnership with key relevant stakeholders, all project documents, including project plans, scopes of work, and specifications from schematic design (SD) through construction documents (CD). Create and maintain detailed project schedules, tracking progress against key milestones and ensuring deadlines are met to keep projects on time and aligned with overall objectives. Oversee bid package ful?llment and collaborate on bidder selection, responses to requests for information (RFIs), bid reviews, and pricing. Review long lead materials and procurement strategy to expedite scheduling, review General Contractor bids and lead the development of value engineering strategies. Create and maintain project budgets and capital requests while tracking and reporting on the budget process in coordination with the Finance and Construction Administration departments. Manage project plan checks and approvals through governing agencies, obtain stakeholder approvals, and coordinate with consultants and internal design teams to review submittals and RFIs for design conformance. Coordinate with consultants and team members to prepare exhibits and deliver presentations and routine updates for the senior executive team. Additional Skills: Proficient in Microsoft Office (Word & Excel) and/or Google Suite plus scheduling and other project management software. Proficient in reading and understanding construction documents (plans and specifications). Preferred Education: Bachelor’s Degree (or equivalent experience) Preferred Years of Relevant Work Experience: 5 years Demonstrated experience working with Architects, Landscape Architects, Engineers, Interior Designers, and Contractors on small and large scale projects Additional Requirements: 5 years of experience in multi-family development or project management Travel Required Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.) Compensation: Base Pay Range: $116,700.00 - $156,700.00 Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
