(including but not limited to):Under the direction of the General supervisor, schedules, estimates, assigns, supervises and controls costs of maintenance and repair on all building structures, roadways, grounds and parking areas. (essential)Receives written and verbal assignments of tasks from supervisor, accomplishes tasks according to priority or schedules and reports of completion. (essential)Maintains required records and reports regarding maintenance, repair and new installation for all buildings and systems assigned to section. (essential)Contacts vendors, suppliers and contractors to receive quotes, make repairs and install new equipment, etc. (essential)Assists and/or supervises, in the absence of the general section supervisor, the efforts of the Maintenance Operations Department as well as the contractors involved with snow removal. Works with the Operations Manager and other supervisors in Maintenance Operations to ensure adequate manpower and materials are available during snow and ice storms. (essential)Provides 24-hour service as needed for operational and emergency situations and responds to the medical center for emergency conditions. (essential)Maintains adequate repair parts and supplies on hand to handle normal and emergency repairs. (essential)Provides training to departmental personnel regarding use of snow removal equipment and personnel in this section on painting, procedures, locksmith activities and general maintenance of carpentry. (essential)Performs all other assigned duties. QUALIFICATIONS:Required:High School diploma or GED required .-8 years related work experience required. Experience with computer systems required, including web based applications and some Microsoft Office applications which may include Outlook, Word, Excel, PowerPoint or Access. May make recommendations for solving problems of moderate complexity and importance. Problem Solving: Ability to address problems that are varied, requiring analysis or interpretation of the situation using direct observation, knowledge, and skills based on general precedents. Written Communications: Ability to communicate clearly and effectively in written English with internal and external customers. Oral Communications: Ability to comprehend and converse in English to communicate effectively with medical center staff, patients, families and external customers. Knowledge: Ability to demonstrate in-depth knowledge of concepts, practices and policies with the ability to use them in complex, varied situations. Teamwork: Ability to act as a team leader for small projects or work groups, create a collaborative and respectful team environment, and improve workflows. Results may impact the operations of one or more departments. Customer Service: Ability to provide a high level of customer service to patients, visitors, staff and external customers in a professional, service-oriented, respectful manner using skills in active listening and problem solving. Ability to remain calm in stressful situations. Social/ Environmental Requirements:Work requires close attention to tasks for work to be accurately completed. Intermittent breaks during the workday do not compromise the work. Work is varied every day and the employee needs to be adaptable to respond to these changes and use independent judgment and manage priorities. Potential exposure to adverse environmental conditions. Several times a week: Work at heights (such as scaffolding or ladders). Several times a month: Noise (need to shout to be heard)-equipment, Exposure to dust, gas, fumes, steam, chemicals-equipment, Work outdoors (no effective protection from weather). Seasonally: Extreme cold (below 32 degrees)-Weather, Extreme heat (above 100 degrees)-weather. Health Care Status: HCW 3: Regular provision of service in patient care area. Examples: Unit coordinators, lead coordinator/supervisor, patient liaison, nutrition services, environmental services, registrars, information desks, security, etc- Health Care Worker Status may vary by department. Sensory Requirements:Close work (paperwork, visual examination), Color vision/perception, Visual clarity >3 feet, Sharp/ Dull, Smell, Conversation, Background Noise. Physical Requirements:Medium work: Exerting up to 50 pounds of force occasionally and up to 20 pounds of force frequently. Job is physical in nature and employees need to stand and/or move around through the majority of their shift.
