The Service Manager II oversees maintenance operations for communities of over 500 apartment homes and leads a maintenance team that performs service requests, preventative maintenance, and unit turnovers. Manages the budget and inventory, ensures adherence to company standards and safety/ Occupational Safety and Health Administration (OSHA) regulations and collaborates on asset preservation and operational excellence initiatives. Key Responsibilities: Hires, trains, coaches and manages the performance and development of team members, ensuring established performance metrics and objectives are achieved. Anticipates customer’s needs, models excellent customer service, and empowers Associates to take ownership and resolve questions and concerns promptly and professionally. Supervises and ensures community common areas, grounds and vacant units are consistently maintained to company standards, proactively identifying and resolving any potential hazards. Drives efficient and high-quality community maintenance operations by managing all work order completion, unit turnover processes, preventative maintenance, vendor and project coordination, inventory and purchasing/invoicing, ensuring accurate documentation in the appropriate operating platform. Oversees financial and operational compliance ensuring accuracy through regular audits, walks and discrepancy resolution. Drives team performance toward achieving and exceeding financial metrics and Key Performance Indicators (KPIs) through strategic planning, resource allocation, and performance monitoring. Preferred Education: High School Diploma or General Educational Development (GED) or equivalent experience Preferred Years of Relevant Work Experience: 5 - 8 years Additional Requirements: Environmental Protection Agency (EPA) 608 (Core and Type II) certification required Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability is a plus. The physical requirements for this position include: Below waist lift - 48 lbs, Below to above waist lift - 34 lbs, Push/pull (walking) - 60 lbs force, Ladder climbing - Occasional, Unilateral balance - Average of 20 seconds or more per leg Travel between communities may be required daily. Ability to perform these functions at multiple sites is required After hours on-call support as needed Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
