Provides highly skilled corrective maintenance during emergency situations and scheduled planned maintenance on mechanical, electrical, HVAC, and plumbing equipment and systems to ensure optimal operation in designated facilities on the Columbia campus of the University of South Carolina. Functions as the lead worker and back-up to the supervisor. Job Related Minimum Required Education and Experience Requires job related accreditation from a technical school or an applicable skilled trades program and 3 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and/or experience. Required Certification, Licensure/ Other Credentials Driver’s license required. Preferred Qualifications Knowledge/ Skills/ Abilities General working knowledge of building MEP systems. Ability to work within established resources, to work independently, to communicate in writing and orally to management, to maintain accurate records relating to time, materials and services provided. Ability to plan and prioritize work, to interface and work well with subordinates, peers, outside departments, and other business professionals, and to supervise crew when necessary. Job Duties Job Duty As Lead man and under limited supervision, maintains and follows a safe, productive, cost effective, and comprehensive planned and corrective night maintenance program for constant reliable operations relating to facility systems by receiving emergency calls and work orders; communicating with the supervisor, the Campus PD, coworkers, other maintenance personnel and customers, as required. Essential Function Yes Percentage of Time 10 Job Duty Supervises crew personnel on specific projects when necessary that are responsible for emergency repair situations and scheduled planned maintenance on mechanical, electrical, HVAC, and plumbing equipment and systems by following through with supervisor instructions and standards. Assigns specific duties to employees; reviewing employee work assignments and holding them accountable to satisfactory performance. Essential Function Yes Percentage of Time 15 Job Duty Verifies and adjusts, if necessary, environmental conditions for scheduled campus events. Performs scheduled security lighting checks and lighting repairs in garages as well as University security lighting checks and tagging on campus to include Dominion lighting and City where it applies to campus safety, performing some maintenance on campus security lighting as well. Check and maintain all assigned air handler units on campus by changing filter, cleaning coils and intakes and removing dirt and debris by vacuum or other means and clearing drains. Essential Function Yes Percentage of Time 50 Job Duty Planning, inspecting, verifying, communicating, and problem solving assigned facility issues; isolating systems if possible; coordinating support as needed and ensuring that systems are in safe working order and compliant with national and local codes and regulations wile exhibiting professionalism in conduct, appearance, and work practices. Essential Function Yes Percentage of Time 5 Job Duty Monitoring labor hours and materials expended; ensuring work tasks are performed in a safe, productive, and cost effective manner; providing direction, leadership, motivation, and on the job training; ensuring the accurate submission of weekly time sheets and completed work orders by crew and records on all scheduled and maintenance tasks performed; and reviewing, verifying, and submitting labor sheets and leave slips. Takes personal initiative to identify and correct any problem and to develop strong customer service practices including customer communication and involvement, notification, and process reviews to ensure that facility systems and customer needs are met whenever possible and only referring higher level , problematic situations to the supervisor. Essential Function Yes Percentage of Time 5 Job Duty Assists with the Facility Services inventory control by requesting, receiving and monitoring maintenance supplies, materials, and tools from Consolidated Supplies and outside vendors following established procurement policies and procedures; and attending meetings and training events related to customer service, safety, and continuous improvement. Essential Function Yes Percentage of Time 5 Job Duty Responds to all emergency situations that arise and is prepared for eminent weather by having all equipment inspected and ready for service. Communicates with supervisor, other area supervisors and managers as well as outside contractors that may be needed to control specific type of emergency. Stays on site until emergency is contained or released by higher authority. Follows through with email to all concerned parties.
