The Operations Manager is a key leadership role responsible for overseeing the operations and performance for Critical Environments. You'll leverage your deep understanding of Critical Environment operations and critical infrastructure, along with strong leadership and strategic thinking abilities to work with a team of professionals and drive operational excellence. Success in this role requires being an open, transparent, and consistent communicator to all stakeholders, as you'll have the opportunity to shape a portion of the digital economy and influence the careers of teams supporting operations. Your day-to-day tasks will include:Provide leadership and direction for the efficient operations and maintenance of all facility electrical, mechanical, structural, and life safety in a dispersed regional portfolio. Maintain client satisfaction with delivery of facility services and support Client programs. Develop and maintain a positive client relationship. Provides contract, JLL corporate and account compliance management and quality control with vendor partners. Meet site Key Performance Indicators (KPI’s) and monitor Service Level Agreements (SLA’s) to identify potential challenges and plan corrective actions accordingly. Partner with Client to ensure overall oversight of portfolio is well maintained in a timely manner. Demonstrate strong collaboration and teamwork within regional team to drive overall account team success. Facilitate work order management for maintenance team and vendors. Enforce all Company policies and safety training requirements. Implement and monitor hazard control and team safety practices, ensure compliance with local codes, regulations and company policies. Support the Client in the implementation and execution of short and long-term projects. Support Client programs, processes and procedures that reduce short and long term operating costs and increase productivity. Oversee and execute the appropriate monthly/quarterly/annual on- site inspections. Required Knowledge:Strong interpersonal skills and problem-solving ability. Excellent verbal/written communication and presentation skills. Working knowledge of HVAC, electrical, mechanical, building automation systems across a variety of building types. Proven record of providing excellent internal and external customer service. Knowledge of standard business and accounting practices. Time Keeping Management. Advanced computer skills with emphasis on Excel and possess the ability to analyze data. Strong organizational, management, and supervisory skills. Experience in matrix management organization desirable. Demonstrated ability to develop successful relationships with and influence customers, both internal and external. Working Environment:The job is performed in an industrial production client campus environment indoor and outdoor responsibilities. This position requires extensive contact with internal and external customers to effectively perform the job. Minimum Requirements:Work experience in Facilities Management with management/technical emphasis 5-7 years industry experience required either in the corporate environment, third party service provider or as a consultant with demonstrated ability to exercise proper judgment Areas of responsibility include but not limited to:Manage JLL Supervisor who manage JLL UAW Skilled Trades. Hiring Maintenance Team Members / Interviewing. Follow CBA to create a comprehensive and cohesive relationship with UAW Leadership. Time Management 3rd Party Vendor Management where applicable. Spill Response. Mechanical Systems. HVAC/ R (Heating, Ventilating, Air conditioning, and Refrigeration)Building Exhaust Systems. Preventative Maintenance (Scheduled maintenance to prevent break down)Emergency power systems. Uninterruptible power supply (UPS) systems. Standby generators Understanding of Building Systems. Building Automation Systems. Building Monitoring systems. Data Centers. Building Utility & Piping Systems. Energy Conservation Understanding of Life/ Safety Systems. Signage. Evacuation Plans Understanding of Environmental Health & Safety. OSHA, State, and Local Regulatory Compliance. HAZMAT (Hazardous Material) Compliance. Environmental Compliance Initiatives. ISO Compliance. Perform Non-scheduled Repairs. Retain All Maintenance & Repair Documentation. Provide and Maintain Spare & Replacement Parts Inventories. Ensure and Monitor Equipment Uptime. Provide Emergency Repair Services. Ensure 100% Employee Safety Training Compliance. Perform Timely Safety Incident Reporting and Monitoring. Maintain “0” Recordable and Lost Work Day Case Injuries. Maintain 100% Overall Program – Safety PM Completion. Maintain 100% Overall Program – Safety Repair Completion. Utilize Pre-Task Planning Methods Personnel Management. Coordinate Employee PTO/ Vacation Scheduling and Coverage. This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.
