Understand the Management Agreement for assigned Onsite CAM - Successful completion of M-100 and CMCA certification within one (1) year of hire or one (1) year of assignment to the position and maintain CMCA credential throughout employment - Prepare, draft, issue, and follow up on basic or routine RFPs. CAM Community Association Manager must supply the scope of work and have final approval prior to issuing RFP to vendors - Meet with contractors to discuss current or pending projects, grant access to facilities, or walk the community for contractor performance and satisfaction utilizing independent judgment to determine satisfactory performance or make recommendations for remediation of vendor work to meet contract compliance - Order materials, supplies, signs, etc. & coordinate delivery and/or installation with proper delegation - Inspect for onsite property damage as needed. Review the information to prepare damage scope and repair estimates. Evaluate potential costs to assess for filing of claims. Review vendor contracts for completion. - Issue, follow up, and close work orders with both contractors and owners - Make recommendations for changes to management operations based on experience and professional judgment - Tag vehicles for parking violations - Oversee pool opening preparation and oversee vendor work to determine contract compliance. - Draft memos, letters, and surveys for review and approval by the CAM Community Association Manager - Emergency response during business hours using discretion and independent judgment to determine the appropriate response. - Create a proposal comparison matrix with specifications using independent judgment to determine if vendor proposals meet the stated scope of work - Assist with insurance claim processing - Oversee draft budget preparation during budget season, including research contract renewal rates, utility costs, and historical information - Assist with customer service, client communications, vendor correspondence, and action items - ACM will act in the role of CAM when needed, including personnel and vendor management matters. - Meeting attendance is dependent upon the Association's meeting schedule but must attend at least quarterly for each Association assigned. Must attend no less than 6-8 meetings per month unless fewer meetings are scheduled - Site Visits with a specificity no more than half of the management agreement requirement per client in place of Community Association Manager - Perform resale inspections, covenants enforcement and annual inspections as necessary - Track and report variable billing per the management agreement(s) Plus other work-related tasks as needed
