Summer Intern — Property Operations & Leasing Support

The Summer Intern supports our Portfolio Management and Leasing teams by getting hands-on experience in two of the most important parts of property operations: field inspections and marketing/leasing. You will work directly alongside Portfolio Managers, Assistant Portfolio Managers, and Leasing Specialists to keep our properties show-ready, our prospects engaged, and our residents happy. This is a high-touch, high-visibility role designed for students who want a true on-the-ground introduction to the residential real estate industry. What You'll Do. Field Work & Property Inspections. Drive to properties across the portfolio to complete interior and exterior inspections. Assist with Notice to Vacate inspections, move-out (MO) inspections, annual inspections, and quality control / final walk-throughs on rent-ready units. Capture photos and video of property condition and upload to App. Folio. Report property deficiencies and repair needs to the PM and Assistant Portfolio Manager (APM). Marketing & Leasing Support. Help create marketing advertisements using Sho. Mojo, Facebook, and other listing platforms to generate lead flow. Schedule or coordinate professional photos of the property. Respond to leads, support showings and open houses, and collect feedback from prospects to share with the PM. Direct interested prospects to the application process. Assist the Leasing Specialist with the leasing process from approved application through move-in, including Pet. Screening and security deposit collection. Support move-in walk-throughs and lease delivery. Help draft leases for PM review and signature. General Team Support. Attend daily check-ins with your Portfolio Manager to align on priorities. Use App. Folio to update property information and pull basic reports. Help maintain the portfolio calendar: lease renewals, non-renewals, regular maintenance, and other key dates. Use high-touch communication — Teams, phone, text, and email — with residents, prospects, vendors, and teammates. Apply the Urgent vs. Important matrix to triage requests and decide how to respond. Build a working understanding of the Portfolio Manager role and how leasing, operations, and field work fit together. What You'll Learn. Requirements Qualifications. Currently enrolled in an undergraduate or graduate program (any major welcome; real estate, business, marketing, communications, or hospitality is a plus). Valid driver’s license and reliable transportation — you will be driving to properties regularly. Familiarity with Microsoft Office and comfort learning new software (App. Folio, Sho. Mojo, etc.). Strong written and verbal communication skills. Strong organizational skills and the ability to juggle multiple tasks at once. Ability to take direction, follow procedures, and ask thoughtful questions. Comfortable problem solving and making quick, sound decisions in the field. Customer service mindset and a commitment to continual learning and growth. Some weekend availability and flexibility during the week. Must pass a background check."Nice to Have" Qualifications. Prior customer service, hospitality, or retail experience. Prior leasing, property management, or real estate exposure. Active or in-progress Colorado Real Estate License (not required for interns). Bilingual (Spanish/ English). Comfort with photography and basic photo/video editing for marketing. Why This Internship. This is not a coffee-and-copies internship. You will be in the field, on showings, and in the rooms where decisions get made. By the end of the summer you will have hands-on experience inspecting properties, marketing units, supporting leases from application to move-in, and managing relationships with residents, prospects, and vendors — the foundation of any career in real estate operations.
