The Maintenance Technician supports operation, inspection, and maintenance processes to mechanical, electrical and plumbing equipment and systems in assigned facilities. Partners with Team Members and Mobile Engineers in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including HVAC units, Boilers, Cooling Towers, walls and flooring, installed fixtures, roofing systems, lighting, etc. What your day to day will look like:Install, maintain, and repair electrical panels, circuit breakers, and distribution systems. Troubleshoot and repair electrical circuits, outlets, switches, and wiring systems. Perform electrical testing using multimeters, voltage testers, and other diagnostic equipment. Install and maintain emergency lighting systems and exit signs. Conduct electrical safety inspections and ensure compliance with electrical codes. Repair and replace electrical motors, controls, and variable frequency drives (VF - Ds). Install and maintain fire alarm systems, security systems, and building automation controls. Perform conduit installation and electrical cable pulling for new installations. Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components. Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations. General maintenance and repair duties for interior spaces. Assist the operations team in the maintenance and repair of building and equipment and/or as directed. Moves office furniture, machinery, equipment and other materials as requested Replace lighting and ballasts Clean HVAC coils, change filters and belts. Maintain compliance with State, County, or City Ordinances, Codes, or Laws. Utilize CMMS systems such as Corrigo for all work performed and update work orders in real time. All other duties and tasks assigned. Skills and Qualifications: High school diploma or equivalent. Have a minimum of 3-5 years of applicable working experience in general building. repair and maintenance, including plumbing and HVAC. Electrical certification, license, or apprenticeship completion preferred. Knowledge of National Electrical Code (NEC) and local electrical codes. Experience with electrical lockout/tagout (LOTO) procedures. Licenses as required by authority having jurisdiction. Must be able to lift up to 80 lbs and climb up to 30 ft ladders. Position requires frequent climbing, bending, kneeling, lifting, and driving. This position does not provide visa sponsorship.
