Deal Origination and Relationship Development Serve as the primary relationship owner for brokers, sellers, and industry intermediaries. Develop and maintain strong relationships with regional C-store brokers and independent store owners within Yesway's target markets. Proactively identify and source individually owned and operated stores within Yesway's existing footprint and priority expansion corridors. Position Yesway as a preferred buyer of independent convenience stores known for speed, credibility, and certainty of close. Maintain high visibility in the market through calls, meetings, site visits, and industry events. Pipeline Development Generate a consistent pipeline of on-market and off-market acquisition opportunities, with a strong emphasis on directly sourced independent stores. Identify stores and small groups of stores that meet Yesway's acquisition criteria and geographic strategy. Qualify opportunities quickly and advance viable deals into a contract. Transaction Execution Lead pricing discussions, deal structuring, and commercial negotiations with sellers and brokers. Drive transactions through closing by maintaining deal momentum and resolving issues. Partner with internal underwriting, legal, and diligence teams to execute transactions efficiently. Set deal priorities and timelines to ensure disciplined and efficient execution. Market Intelligence Strategy Provide real-time market feedback on pricing, competition, and deal structures. Advise ownership on target markets, expansion strategy, and capital deployment opportunities. Identify broker coverage gaps and new channels for sourcing acquisitions. Reporting and Communication: Maintain clear communication with ownership regarding pipeline activity, sourcing efforts, and expected closings. Qualifications: 10 years of experience in convenience store acquisitions, brokerage, or principal investing. Demonstrated success in sourcing and closing transactions directly with independent store owners. Established network of regional C-store brokers and industry relationships. Proven ability to independently originate, negotiate, and close deals. Exceptional negotiation, communication, and relationship management skills. Deep understanding of convenience store and fuel retail economics. Preferred Skills and Competencies: Former senior C-store broker or acquisitions professional. Track record of sourcing single-store and small portfolio acquisitions from independent operators. History of repeat transactions with the same brokers and sellers. Experience closing both individual store acquisitions and portfolio transactions. Comfortable operating with minimal process, high accountability, and direct exposure to ownership.
