The Maintenance Technician I - Janitor will help to keep the buildings and grounds in a clean, orderly, and safe condition. The position will help with verifying that the buildings in good repair by performing the following duties: maintain building by performing minor and routine painting, plumbing, cleaning floors, shampooing rugs, washing walls and glass, and removing rubbish. routine appliance upkeep, and other related maintenance activities when required. Ensure that all repairs are handled in a timely and appropriate manner. Essential Duties and Responsibilities 1. Help the maintenance team in keeping the building in good repair by performing minor plumbing, janitorial, and other related maintenance activities when required. - 2. Ensure that all repairs are completed in a timely and appropriate manner. - 3. Pick up trash on grounds. Keep breezeways, sidewalks, and grounds clear of clutter and debris. Ability to rake and shovel as needed. - 4. Assist in cleaning and turnover of vacant apartments to include all actions necessary to make the apartment rent-ready for the next tenant. - 5. Help in conducting move-out inspections and reporting, including checking smoke detectors on a regular basis to ensure proper operation, perform other inspections when directed or needed. - 6. Assist in the completion of maintenance requests, work orders, and update Property Maintenance Log daily. - 7. Help in performing regular preventative maintenance inspections of all units. - 8. Notify the Community Manager of safety-related issues and lease agreement violations. - 9. Respond promptly to after-hours calls and complete necessary repairs. - 10. Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created .1, Lock and unlock doors; turn off lights in common areas .2. Service, clean, and supply restrooms .3. Gather and empty trash .4. Clean building floors by sweeping, mopping, scrubbing, and vacuuming .5. Follow procedures for the use of chemical cleaners and power equipment to prevent damage to floors and fixtures .6. Mix water and detergents or acids in containers to prepare cleaning solutions according to specifications .7. Strip, seal, finish, and polish floors .8. Clean windows, glass partitions, and mirrors, using soapy water or other cleaners, sponges, or squeegees .9. Education and Experience 1-3 years related experience and/or training; or equivalent combination of education and experience. Certifications, Licenses, and Registrations. Valid Driver's License and insurance is required. Language Skills. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. Multiplication Skills. Must be able to add, subtract, multiply, and divide in all unites of measure, using whole numbers, common fractions, and decimals. Reasoning Ability. Ability to problem solve, and deal with a variety of situations where only limited standardization exist. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Physical Demands.
